MassHousing's conversation with an Energy Saver Home Loan Program participant offers a real-world look at what's possible for other homeowners
A Different Way to Think About Home Energy Improvements
But what makes the program especially interesting is its whole-home approach. Instead of looking at a heat pump, insulation, windows, or electrical upgrades as completely separate projects, the ESHLP allows homeowners to develop a comprehensive plan for improving their home’s energy performance. Eligible improvements can include weatherization, windows and doors, electrical upgrades, heat pumps, heat pump water heaters, health and safety improvements, solar, battery storage, and other measures.
For Dan, that opened up possibilities.โThe Energy Saver Home Loan program allowed me to do all of them within six or eight months of moving into the house, which was wonderful.โ
More Than Financing
As a technical implementer for the ESHLP, Abode conducts in-home decarbonization assessments, provides planning support, and coordinates with contractors. Homeowners receive a free assessment and a plan designed to reduce energy use by at least 20%, along with help identifying available rebates, incentives, and tax credits and navigating contractor quotes, project budgets, and schedules.
For Dan’s home, the planned improvements are expected to achieve 66% energy savings, far exceeding the program’s 20% requirement.
From One Upgrade to a Whole-Home Plan
His house is a great example of the whole-home approach in action, looking beyond one piece of equipment to understand how multiple improvements can work together to make a home more efficient and comfortable.
Helping Homeowners Navigate the Process
That’s where technical support matters. As Dan explains, โYou don’t have to be an expert in this. Expertise is available within the program.โ
Bringing homeowners, technical experts, contractors, and financing partners together helps move a project from a wish list to a workable plan.
Making More Possible, Sooner
The program’s financing is available at the start of a project, with no cash down and no need to wait for rebate or incentive payments. It also includes support throughout the home improvement process, from planning through loan closing and post-construction.
For Dan, spreading the cost over the loan term also means that at least some of the monthly expense is expected to be offset by reduced household energy costs.
Lessons Learned
Energy upgrades can get complicated and expensive quickly. The ESHLP helps bring affordable financing, technical expertise, and whole-home planning together so homeowners have a clearer path forward.
Abode’s role is to help homeowners understand what their homes need, develop a comprehensive decarbonization plan, and coordinate the technical, contractor, and financing pieces needed to move that plan forward.
For Dan, that meant completing improvements in months that otherwise might have taken years. His advice to other homeowners? โI really encourage people to look into it and to get this assessment done of your house. And you may be surprised at how many improvements you can make in a very short time.โ
